The Bansko Property Market

The Market to Date
The Bansko property Market has been at the forefront of discussion over the past few years and the area has generated much interest from foreign investors. This, together with expansion of the Pistes and increasing services and infrastructure, has led to the dramatic rise of property prices in this Pirin region.

Now Bulgaria has officially joined the EU, even the more cautious investors are attracted to the cities and villages of this rapidly developing country. But has Bansko reached its peak for property prices or is there still money to be made?
  The Future Market
As with all areas, property rises are dependent on a number of factors. In Bansko’s case, the main consideration is the growth in popularity of the area to tourists. Therefore, to make an educated speculation of Bansko’s future market, it is important to look at the plans for the area’s expansion. When we consider this, it is safe to say that Bansko is only in its youth in terms of growth and development.

Bansko is primarily a winter resort, although summer tourism is increasing. So it is mainly the pistes that sustain the town’s tourism. With brand new facilities and even more to come, Bansko’s pistes confidently compete with other European destinations. Plans for another 25 km’s of slopes are a certainty, and accommodations to support the surplus of visitors are springing up all over the town.

Bansko is a vibrant town and appeals to all types of people. Rich in history and culture, as well as a haven for socialites and party goers, it will continue to attract visitors for years to come. As long as the infrastructure sufficiently develops with the town and the pistes continue to expand alongside property, Bansko will surely continue to provide investors with a good return.

Surrounding Areas
The areas surrounding Bansko are also worth considering, as plans for development do not stop with Bansko. Villages such as Dobrinishte and areas like Predel, also have prime Real Estate up for grabs. Furthermore, these areas, although prices have increased over recent years, are in their infancy in terms of development and cost. However, land and property is still hard to locate, as locals speculate that it could be worthwhile holding onto their real estate until the market erupts in the same way as it did in neighbouring Bansko. However, with the help of a good estate agent, you should still be able to find a good investment.
  Factors to Consider
Be smart, if you want to make money from your property in future years, don’t rush in and select the first property in your price bracket. Instead, spend some time investigating the area yourself and don’t forget to consider:

Location (distance to facilities / immediate surroundings / future plans for the area)

Additional Costs (legal costs / furnishing & renovation costs / maintenance charges)

Build Quality (look at the company’s past developments / obtain a survey for resales)
